Background

The Guinness Partnership (TGP) manages over 65,000 homes across the UK and is committed to reaching Net Zero by 2050. At its 54,000 sq ft Bower House head office in Oldham, legacy building systems operated in silos with limited control over energy use or occupancy. TGP engaged BAM FM and Integrated Buildings to deliver a solution that would improve visibility, control, and building performance while also enhancing workplace comfort and operational efficiency.

Solution implemented

A hybrid IoT solution was deployed that integrated existing BMS and HVAC infrastructure with new cloud-enabled platforms, real-time analytics, and over 37 environmental and operational sensors. At the core of the system was the Ingy Smart Sensor, which includes a Calumino thermal sensing element to track occupancy and space usage without compromising privacy. These sensors form a resilient wireless mesh network using Wirepas technology and feed into a unified cloud interface, alongside environmental monitors (CO₂, humidity, particulate matter) and smart energy meters. The system was controlled via the tapp+ platform, which enables staff to view and manage live building performance data on mobile or desktop.

Outcome delivered

Within the first year, the system achieved a 40% reduction in energy consumption – equating to £60,000 in savings and an ROI in under 8 months. By aligning HVAC and VRF operations with real-time occupancy data, the building reduced unnecessary cooling and extended equipment lifespan. The solution also improved indoor air quality and created a scalable digital foundation for asset tracking, predictive maintenance, and carbon emissions reporting. TGP now has a baseline to monitor further optimisation and scale the approach across its wider portfolio.
