Background

Mirvac sought a premium, semi-permanent sales and display solution that could serve multiple development projects over time. The goal was to find a sustainable, high-end structure that could be relocated and reconfigured without compromising on quality or functionality. The solution needed to offer flexibility, rapid deployment, and the ability to adapt to evolving project needs.

Solution implemented

Spacecube delivered a modular, precision-engineered building system, initially constructed for Mirvac’s Smiths Lane project in Clyde North, VIC. The installation included seven full-sized cubes, two mini cubes, and mezzanine modules, all supported by a custom deck and veranda. With full services integration including plumbing, electrical, and drainage, the suite also featured a community café and landscaped outdoor space. Designed on circular economy principles, the system allowed seamless relocation and reconfiguration.

Outcome delivered

After three years of use at Smiths Lane, the entire structure was relocated 65km to Altona, VIC, for use at Mirvac’s “The Fabric” development. The modular system was reconfigured into a bespoke sales centre with added amenities including a potting garden and outdoor BBQ area. The build reached market-ready status within weeks, demonstrating significant savings in time, cost, and materials while preserving the quality and customer experience of a traditional display suite. The project has now been in situ for 7 years, across 2 locations and will continue into the future.
