Background
Developed by Mirvac as part of the award-winning Tullamore precinct, Folia Apartments is a premium residential development in Melbourne’s eastern suburbs. The architecturally designed building includes 102 residences, comprising garden terraces, luxury apartments, and upper-level penthouses, all shaped by a focus on sustainability, wellbeing, and innovative design.
As part of Mirvac’s broader commitment to environmental performance and net-zero goals, integrating solar technology into Folia was a key part of the design strategy. However, the traditional model of individual rooftop solar systems presented limitations in a multifamily context—particularly in buildings with shared infrastructure and limited roof space.
Solution implemented
To overcome these barriers, Mirvac partnered with Allume to integrate SolShare, the world’s first behind-the-meter solar sharing technology. The solution was designed to serve 39 prestige and penthouse apartments across the upper levels of the building.
Using two SolShare units and a 70 kWp rooftop solar array, the system enables participating apartments to share the energy generated from a single rooftop system—without the need for individual systems or complex infrastructure.

The project demonstrates how shared solar can be successfully integrated into high-end residential developments—delivering measurable financial and environmental benefits for residents, while preserving architectural intent and avoiding structural compromises.
