PROJECT CASE STUDY

Mirvac and Allume – Solar energy for sustainable apartment development in Melbourne

When Mirvac developed the Folia Apartments at Tullamore, they chose to integrate Allume’s solar-sharing technology to deliver clean, affordable energy to residents—supporting the growing demand for sustainable apartments and lower energy costs for the new-build apartment market.

42% reduction in grid electricity consumption

$356 average annual savings per apartment

58.6 tonnes
of CO₂ emissions avoided annually

Enabled shared energy generated from a single rooftop system

We were attracted to the Folia building in Doncaster because of its impressive sustainability features, particularly the latest rooftop solar technology. We enjoy having some energy independence and contributing to climate action.”

Background

Developed by Mirvac as part of the award-winning Tullamore precinct, Folia Apartments is a premium residential development in Melbourne’s eastern suburbs. The architecturally designed building includes 102 residences, comprising garden terraces, luxury apartments, and upper-level penthouses, all shaped by a focus on sustainability, wellbeing, and innovative design.

As part of Mirvac’s broader commitment to environmental performance and net-zero goals, integrating solar technology into Folia was a key part of the design strategy. However, the traditional model of individual rooftop solar systems presented limitations in a multifamily context—particularly in buildings with shared infrastructure and limited roof space.

Solution implemented

To overcome these barriers, Mirvac partnered with Allume to integrate SolShare, the world’s first behind-the-meter solar sharing technology. The solution was designed to serve 39 prestige and penthouse apartments across the upper levels of the building.

Using two SolShare units and a 70 kWp rooftop solar array, the system enables participating apartments to share the energy generated from a single rooftop system—without the need for individual systems or complex infrastructure.

Outcome delivered

The project demonstrates how shared solar can be successfully integrated into high-end residential developments—delivering measurable financial and environmental benefits for residents, while preserving architectural intent and avoiding structural compromises.

By adopting SolShare, Folia has:

  • Enabled residents to access clean, affordable solar energy
  • Significantly reduced reliance on grid electricity
  • Contributed to Mirvac’s broader sustainability goals and the community’s long-term carbon reduction

Folia stands as a model for how premium design and sustainability can coexist, unlocking solar for apartments without compromise.
